But here’s the reality in today’s market— 👉 Buyers still expect it to be addressed. Especially in Casper. Most roofs here last about 8–12 years before they become an issue in a transaction. Not because they’re falling apart… 👉 But because they’re not certifiable. And once that comes up— Here’s what usually happens: ✔️ Buyer asks for replacement ✔️ Buyer asks for a credit ✔️ Or buyer walks away And then… 👉 You now have to disclose it to the next buyer. That’s the part sellers don’t see coming. ⸻ Now let’s talk cost 👇 Most roofs in Casper right now are running: 👉 $10,000–$17,000 (on average homes) Not $30K unless it’s a large property. ⸻ And here’s my biggest advice— 👉 Get a second opinion. Roofers do NOT always agree. You’ll have some say it’s fine… and others say it needs replaced. But if multiple roofers say it’s bad? 👉 It’s going to be a problem in your sale. ⸻ I know this is frustrating. But this is one of those things in real estate— 👉 You don’t get to ignore it. houses are not cheap anymore. you can't expect people to pay top dollar for a house and then walk into leaky roof the next day. sellers want to get by on duct tape and trust me bro.

I’m not buying a house where I’m walking into a major bill unless the price reflects that. And I’m certainly not buying one of these “updated” homes but looking at a 20 year old roof and 35 year old electrical panel. It shows me where the priorities are and I assume I’m walking into a lot of hidden damage.

Ill use my home for example. I built the home in 2000. I bought and had installed the best shingles money could buy. (4500square/50 year w/130mph wind rating) Just recently had the roof/gutters inspected and everything is like new. Roofing guys said it’s good for another 10plus years or more short of an act of God. Thing is, if I put my home up, the only thing people will hear is “25 year old roof” regardless of superior quality and workmanship. I know this. So, will I replace a roof thats good for another decade or more with an equivalently superior product? No! No I will not. I’ll replace it with the lowest quality product available so I can say “New Roof” even though it may degrade in 5 years. So, what has truly been gained?

People need to keep up on the maintenance of their house. In all aspects. People can’t expect top dollar for their house when they did the bare minimum for the house

Insurance doesn’t want to insure anything 10 years or older, I had to replace a perfectly functioning water heater before we closed in order to get insured which was required to close.

Exactly. If your roof is old, even if it isn't leaking, it will eventually need to be replaced because they don't last forever. No one wants to buy a house that they're going to IMMEDIATELY have to spend 15k on.

We replaced our roof prior to listing. It was 35k. It’s a 2100sqft house, not a huge home. Luckily insurance paid. I don’t know how one gets a 10k roof.

Bought a house with an "end of life" roof, but zero leaks. Five years later a massive hail storm came through. Insurance paid for a whole new roof. We won the lottery!

Insurance won’t cover an old roof, regardless of repairs or inspections. It’s how many years since the last total replacement. I’m an agent and it’s a hard stop at 20 years for architectural shingles and 30 years at metal. I can’t even write it.

As a buyer, I can’t finance a roof. If I immediately had $15,000 for a new roof, I could put down a better down payment or get a slightly more expensive house.

In the market I’m in, everyone is disclosing whether or not the roof was replaced after June 2023. There was baseball sized hail that came through and insurance companies won’t insure a roof that wasn’t replaced after that storm.

So get an appraisal before hitting the market. The appraisal is based off the condition of the home as is. Then price accordingly.

We can't get insurance if the roof isn't new. They don't care if it's functional, they care that it's old. I can't get the mortgage without the homeowner's insurance.

my house had a leak, a partial roof replacement was part of the deal, my inspector almost fell through the roof in the worst spot, banks wont finance if the roof is found in need of repair

Unfortunately a lot of insurance companies won’t insure these older roofs so sellers need to recognize this. If the buyer can’t get it insured then the deal is going to go bad.

we are about to close on a house next month and as a buyer, the roof can be a major detriment or selling point. we looked at MANY houses that had 15 year old roofs that weren't leaking but looked bad and was on its last leg. and these houses are still priced at like 300k. Im not paying 300k and then paying 20k to replace the roof immediately. same with AC and furnaces. the house we chose, all that stuff is new and in great shape and we offered 310k. how is that that these sellers think that they should get the same amount of money out of their house that I have to put $30k of repairs
