For a lands purchase due diligence check u need to check for the following encumbrances & restrictions & its impact on the proposed development: (1) SLA - Title & tenure (2) SLA - Any right of way for others (3) URA - land usage & plot ratio (4) LTA Road widening & Road reserves line & also any future train lines (4) NEA - Any Drainage reserves or Public Common Drain (5) PUB / SP PowerGrid, SP Gas, SP Water - Any public utilities (under and above ground ) passing through the site and cannot be diverted. (6) URA /BCA/ ISA - Any view corridors restrictions (7) URA / CAAS - Any flight path height restrictions. (8) NParks - Any conservation trees to be retained (9) URA - Any Conservation of the building & what is allowed?
