“Nice agents finish broke” is an insane take. That sounds like something someone only in it for the money would say. You can absolutely be a nice agent and still be a beast when it comes to building your business, interacting with other agents, and handling your deals. Kindness and success aren’t mutually exclusive.

I couldn't disagree more. There are two ways to sell a lot of real estate: be someone people genuinely like and trust, or be an excellent salesperson. The idea that "nice" agents are destined to struggle just isn't true. There are plenty of effective ways to generate leads without sacrificing who you are.
