@mistithorpe: ok don’t come for me 😂 this clip is a little unhinged but it made me laugh and it actually proves a point not all pre-approvals are created equal… sometimes a “pre-approval” is just:👉 credit score👉 stated income👉 quick convo and that’s it. no real digging.no verifying.no “hey… this might be an issue later…” so everything feels great at first… until underwriting gets involved. and that’s when:• income gets calculated the real way• debts pop up that were never mentioned• assets have to be sourced• and suddenly… questions 😅 that’s usually when things start going sideways. — when I ask a ton of questions up front, I know it can feel like a lot(it’s awkward for you, slightly uncomfortable for me lol) but it’s a need-to-know basis I want to see the good, the bad, and the “wait what is this?” earlyso we already have solutions before anything turns into a problem — the goal isn’t just to get you pre-approvedit’s to get you to the closing table
