I’m at 100k month rn and I post huds, wires on my ig stories. Wholesaling is good for a stepping stone for sure, building it up to exit. My goal is to exit after 2 ish 3 more years, skip fix and flip, and go straight into developing.

Wholesaling is only a gateway, teaches you to find deals, once you get money, you should be keeping the good deals and scale to wholesale commercial and get into bigger stuff

It’s all different timeframes to a check and different types of annoyances and challenges. Being an agent in a higher end market or wholesaling is time for money. Flips are control over the deal but brute force as an operation when you carry 4+ at a time and inherited problems. Builds are cleaner but a longer runway and more redtape.

You should be creating relationships with lenders, learning markets, learning contractors and pricing, learning zoning, exit strategies.

It’s for sure a stepping stone. I think the key is to stack from the beginning and then it can get you into flips and then development. Like you said tho it’s a dog industry lol

Yeah, but the first step is Whole seven just to get your foot in the door, but you gotta have a vision. You gotta have a bigger dream outside or just wholesale it on where you want to go on the next plant like me I wanna own a bunch of rentals I wanna start getting into new construction but it also takes having a good mentor in somewhere in your corner to back you up on those harder days that when you don’t see a lot of people coming in.
