I had the same issue, houses shouldn’t be allowed to be listed until probate is granted or at least evidenced that it’s been submitted!

Blows my mind how the English system works. In Scotland, majority of firms won’t list until probate is complete. Our settlement dates are normally only 6-8 weeks however

How are you getting rid of the smell of nicotine? I’ve moved into a house that was really bad. Cleaned, masonry painted walls and ceilings. But can’t get rid of the smell in the wardrobes, cupboards which are built in. I’ve sugarcoated, vinegar and painted but still smells. Any tips?

Check zinsser b.i.n. Primer!!! We got a house where the previous owner was a smoker - they also masked the smell so we didn’t smell any nicotine when we viewed the house but when we moved it was horrendous! I got this paint as it seals the smells in the walls - did 2 layers and then painted it with normal paint on top - the nicotine smell is not leaking through anymore. Because if you just paint over nicotine walls the smell will just leak though the paint so deffo reccomend zinnister primer
