ugh. Negative gearing props up investors at the expense of everyone else. It entrenches generational inequality and treats housing like a tax-advantaged asset instead of a basic human need. If you want passive returns, invest elsewhere, don’t rely on policy that makes it harder for people to get basic housing security.

Agree that rents aren’t going down (NG will probably drive rents up like it did in yhe 80s) and that it’s absolutely about supply and demand. Only point of argument is that we built houses at the long run average during COVID. A lot of citizens returned, and after COVID we pumped the population and this is why they’re never going down. We’re growing population quicker than we can build.

land tax increases in Vic hasn't resulted in reduced rent, but it has put investors off this state depressing house prices which has allowed more renters to purchase their first home. What we need a greater supply of is social housing.

Change to Negative gearing will absolutely effect vacancy rates just like it did in 1985 when labor messed with it, then they reversed it in 1987 because rents skyrocketed

I love your work but I think you are wrong on this. Negative gearing and CGT discounts act as a subsidy on the rental market. Take them away and (ignoring grandfathering) the supply of rental dwellings will fall, hence reducing vacancies and INCREASING rents. This would be partially offset by more dwellings becoming available for owner occupiers, but not enough to prevent rent increases. Grandfathering would freeze the supply so nothing would happen in the short term, but there be no growth in rental supply to support population growth.

Exactly. Simple Supply. Simple Demand. Apparently everyone has forgotten how anything works lol. Doesn’t matter what kind of economic/tax policy - if isn’t enough supply people will start to pay more involuntarily or voluntarily, pushing prices for everyone else upward. If you think that tax will change this without state level supply policy then you’ve got no idea.
