When one invests, you take money and place it in an investment vehicle. Think of that payment difference as the amount you are putting into investment. And as for Irvine Co, they are horrible when it comes to negotiations, so you got lucky. The rent prices are insane

Doesn’t go up as much as rent in the long run 10 plus years. And can go down if you refinance or pay off pmi. Or when your house value goes up in value so you can waive pmi. Also if you don’t have hoa. And property taxes can sometimes go down. It is true that rent can stay the same for several years as well.
