Plot twist, estate agent here, loft conversions are genuinely a waste of time and money. Back in the day when they were like £30k fair enough. These days they're £60-£100k for most 3-4 bed houses and they just simply don't add that kind of value. Spend the money extending properly to the side or building on top of attached garages etc so you actually gain a bedroom

We had to decide on a covered patio extension or an extra ensuite bedroom. And, as you know, the weather in the NE of England doesn't lend itself well to a patio, even when covered, so........we went into the loft.
