yup! Had to tell my Tane "Don't look excited, don't smile, don't talk about which room your going to use as your office, don't talk about renovations or upgrades and don't tell him how much we've been pre approved for". Almost left him in the car 😂 REA did ask about pre approval. my response was " We're pre approved and ready to buy so long as the price is within a range im comfortable with paying". when leaving, he asked if we were interested. I said we'll let him know. 2 days later, we put an offer in, we negotiated, we settled on 50k below asking price.

When we purchased our first home, we fell in love with a house that was slightly over our budget. We wanted it so badly so we put an offer in and began the negotiation process. Anyway we were in competition with 2 other people and I did what many would advise against doing, I broke down our exact situation to the agent, letting her know that the last offer was our absolute max, I was pregnant and looking at taking a year off work and that we would love and cherish that house with our growing family. She spoke to the vendors and they wanted to meet us. They ended up accepting our offer! We had 8 awesome years in that Whare before we sold it and moved cities. We are in our dream home now and own 2 others. Sometimes a bit of transparency works 🤣 but used in the right way

yup, i ended up buying the very first house i looked at cause the agent was so pushy, one minute i was viewing the whare nek minute that night we going back and forth with offers which they ended up excepting, no regrets love our whare but all lessons, would do it differently next time
