@johnnysluxurybroker: DON’T MAKE THESE SELLER MISTAKES If you’re thinking about selling your home, here are the top 3 mistakes you need to avoid: 1. Overpricing the home Everyone wants to “test the market,” but this strategy will cost you—thousands upon thousands of dollars. The first 14–21 days on the market are critical. That’s when your home gets the most attention. If you’re not seeing activity, you need to make a price correction quickly to stay ahead of the market. You never want to follow the market—you want to lead it. 2. Ignoring first impressions Your first impression is your only impression. Before doing anything, have a trusted real estate professional walk through your home. They’ll guide you on what to do—and more importantly, what not to do. Whether it’s paint, flooring, or minor updates, you don’t want to invest in the wrong improvements and risk not getting a return. Strategy matters. 3. Hiring the wrong agent You need a true professional—someone with experience and a proven track record. Think about it this way: if you needed life-altering surgery, would you choose a doctor who does it a few times a year, or one who has performed it hundreds upon hundreds of times? Real estate is no different. Experience matters. Results matter. If you’re even considering selling, let’s have a conversation about the right strategy for your home. Remember, the most important decision you will make in real estate is not location, it is the Broker you hire. #HomeSellingTips #RealEstateAdvice #SellYourHome #PricingStrategy #ExperiencedAgent

I plan on hiring a home inspector 3-6 months before I put the home on the market so I can fix any problems. I don’t want any surprises that takes me out of a possible sale
