I just estimated a job at 93%. And when the GC completed to 100%. My cost increased roughly 7%. 7% is a lot of money on a multi million dollar project. I wouldn’t waste my time on 50% drawings.

You can get to a GMP on a 50% SET OF CDs. Contingencies, assumptions and clarifications. All things we do all the time. Just need to know how to put enough into the budget to cover yourself. Otherwise, just participate in design-bid-build projects if you want to wait for 100% CDs. Fact of matter is though, I’m not sure drawings ever get to 100% until as-builts

As a GC estimator, this is common. The GC carries a design development line item to capture additional costs from all trades in its submission of pricing.

50% drawings have been the normal when it comes to my budget pricing. Key word, budget, I don't spend much time estimating on those. Just get the companies name in front of the customers at that point.

I’m an architect at a Design-Build firm. I still don’t understand why we price GMP off the 60% set. It puts pressure on me to make sure my 60% drawings are actually 90% complete and the owner is always slow to get us critical info on equipment sizes, hazardous materials,etc.
