The renter still has to pay rent with that money over those 30 years and guess what after 20-25 years the owners house is paid off and the renter is still paying rent. Also mortgage payments stay the same when rents raise each year.

Did you factor the following? Rent goes up. Raising and colleges for kids. Personal loans bc they don’t have access to equity. Eventually they won’t be able to put that amount of money into the market. Still, what you’re saying is worth thinking about for people that don’t want a family or a nomad.

If you’re saying someone can rent and put money into the stock market, someone with a mortgage can also do that and they would be ahead still. Renters are spending the same amount as home owners but have nothing to show in then end.

I think people in the comments here are not considering what she said in the beginning. you both already have 100k down. one invest in a house and the other invests in the stock market. the home owner is putting addition money into their home and the value grows slowly. for the renter. his rest is irrelevant. he puts the 100k in a mutual fund and if he could get an average rate of 10-12% over 30 years at 10% he makes 1.6 million after 30 years and at 12% he makes 3.2 million so yes. technically investment in stocks with 100k will earn you more over the long term than buying a house

We don't all buy houses because we think it's cheaper. I want to own my home exclusively. I don't want a place a landlord can set arbitrary rent on, enter when he pleases, and I want my own land to give me some privacy from my neighbors. That's priceless.
