Stamp duty is a huge factor. It’s a ridiculous price and truly messed up the housing market

I think the interest rates going up is having a massive impact as well. I bought my house eight years ago, my interest rate was 1.6%. Five years ago, I renewed my mortgage it was 2.3%. If I now want to buy that same house the interest rate is five point something percent. So people do not have it in their budget to be buying houses at the price they were five years ago.

The house im buying they have had to drop it down by £20k from what they wanted. They are selling it to me for £37k less than what they paid for it 6 yrs ago. However they had to put a new roof on the house and extension and built a small home office/garage in the garden so selling it to me for £230k they probably havent made a huge gain on it.

I bought in 2022 for 405k. Listed for 375k at the start of February, 11 viewings no offers. Reduced to 360k 2 weeks ago. 3 viewings since, one very low offer and a second viewing lined up.

my next door neighbours house was worth 125k 10 years ago. 1 bed cottage. no central heating. theyve done bugger all to it and are trying to sell for 250k. madness. if it was 125k still I would buy it and knock through. I think they are being very unreasonable expecting that much for such a tiny house that needs probably 100k spent on it.

The biggest issues are mortgage interest rates and stamp duty. If they cut stamp duty, I’ll buy my next buy to let soon 😄

I'm a FTB in Bristol and I'm seeing a lot of this at the moment. Loads of houses that need tons of work on for way too much money, been sat on the market for months. Estate agents need to be more honest with sellers.

The problem is that the current gov have massively increased stamp duty, NI, income tax(via fiscal drag), and this is affecting the housing market!

I bought a house in March 2021 for £525k and sold it in November 2025 for £825k (full asking price). One agent suggested I market it at £900k but I believed it was too much . Glad I went with an honest agent and I wasn’t too greedy. I accepted an offer within a week of going to market.

100% in Cornwall.. houses sold in 1 day in covid for crazy prices.. fast forward to now and houses on market for months. 2nd homeowners gone as double council tax for 2nd homeowners, wfh opportunities going so we are too far away for a commute and holiday lets not as lucrative as people going back overseas..i see houses where I live up for probably 100k more than they are really worth
