You technically would be able to get financing on a negative rents “No ratio” DSCR. Not that it’s a smart investment but you can do it.

You’re looking for a financial reason rather than the real reason it likely will sell at that price which is supply and demand. Some areas it’s worth putting higher than 25% down and not cash flowing because of appreciation, the ability to refi once rates come down and inflation sheltering
