In 96 I bought my condo for 425k, put down 100k (20k of which was my HBP) and got an interest rate of 2.8% bc of the large down payment. Also I doubled up monthly payments when I could, did one of the the balloon payment options you get to do at a max of 10k (you get the option 5 times) and cut my timeline in 1/2. YOU CANT GO IN WITH LITTLE TO NO DOWN PAYMENT. OR YOU CANT AFFORD A MORTGAGE.

The real number you're missing is what was her salary vs the price of the house. Back then it was 2 or 3x. Now it's 10x. Talking about interest rates is irrelevant. I'll pay 100% interest on a $100 loan no problem it that's what a house costs.

people now look back at the 90s and say it was more affordable, but it's all relative. at the time, we were looking ba k at the 70s where our $240k house sold for $40k.
