I'm confused. On an 800k loan, wouldn't each point cost 10% of the loan amount or 8k? And each point is only worth approximately .25% of interest (lender specific). So you'd save about $200/month on the buy down compared to putting an extra 20k down. So your numbers are way off and you'd break even in 5 years, but only if you don't sell or refinance. So you're gambling that the interest rates won't go down for 5 years.

This is so false. Point cost 1% of the loan. So $20k will get u 2.5 points. And a point reduce the rate by 0.25% typically. So that’s 0.625% rate reduction. Multiply by $720k loan = $375 a month. Plus if u refinance the loan as many do or pay before 30 years, the savings going to be far less. Don’t believe in these realtors.
