I believe at the end of the day..it's alssys about location...if you're buying in a location which can sustain itself through tough times then you're in clear othweise it will get messy...so rather than buying expensive, buy cheap but in a location that will not take a big hit in terms of valuation.

Buying off the plans is a great idea if you have the right agreement in place. Sunset clause details at the top of that list. Banks pressure test so you’d be hard pressed to borrow more than you can service. Unless the market makes huge changes but who can predict/time that 🤔

Positive equity is hopefully a thing of the past with the New Zealand house and market when accounting for inflation. Last 10 years accounting for inflation property investment has been flat while other investments like share have continued as normal.
