U will need to employ a lawyer for due diligence and conduct a search on the registrar of titles. A surveyor for boundary opening to check whether the coordinates on the land match the ones on the title. For safety purposes you will conduct a physical search on the land by asking the neighbors to that land you intend to buy and do that when you are not with the vendor. Visit the land alone sometime and ask on what corcerns it You could ask the vendor to make a way leading to your land as you know sometimes some plots tend to have no way leading to them even if it’s marked on the certificate of title ask the vendor to do it himself because if there are any corcerns in the land they will arise. When you are executing the sale agreement consult your lawyer and put clauses that do not allow the vendor from double selling upon payment of the first installment. Lodge a caveat on that land restraining any person to deal with the said land without your notice. After payment of the first or second installment put it in your sale agreement that you will obtain possession of the land and deposit the certificate of title to a neutral third party agreed upon Ensure that the vendor makes the transfer forms at that stage of second installment so that by third installment the transfer forms have been made and his names crossed on the title and replaced with your names. Invoke the lawyer’s help through all this don’t buy in existing land cause by performing all this you will have honestly bought the land without any intention of fraud.
