Having a bond for a rental property is a recipe for disaster, youll make losses, it just doesnt make sense. My advice, buy your property cash and then you can rent it out without stress.

one can never make money from an a property that is under a bond. Unless the property is in a low LSM area. Best thing to do is try and buy your first property cash. Then the second can be a bond using the rent from the 1st and 2nd property rent to pay the bond faster. Follow this untill you have 5 bond free properties. Only then will you make money. If you are barely making by and relying on rentals , you will drown at some point.

I buy properties in a township which doesn't need any rezoning so that I'm able to build extra rental rooms, otherwise you'll run at a loss due to shortfalls

Never manage the properties yourself. The agents have a range of plumbers, electricians, carpenters, etc. always make sure there’s videos and photos of the property when they move in.

Ideally, don’t buy rental into newly built apartments, their utility and levies are too high due to municipalities stepping back from direct services into them. Buy into old, well established and stable neighborhoods, their operational costs are lower in comparison
