Just cut out sheet rock from dining room replace with the purple sheet rock and have it tape and mudded and painted use mold resistant Kilz before painting

Get you own adjuster!! They will go over your policy. That’s water damage not maintenance! We are dealing with something similar now and I am not having any issues with insurance paying
