If you’re lender was as good as mine, they would have laid out a plan to help you get to the point of buying in a reasonable amount of time. Ours gave us steps for what he wanted us to do and we bought a home about 4 months later.

I will hold your I hand when I say this - if you can't afford to pay off a $3000 credit card you're not ready to buy a house. You should have at least $5,000 in cash after purchase of a home to handle all the unexpected maintenance and life emergencies that will happen. Start prioritizing paying debt and savings now, and soon enough you'll be ready.

If you can’t cover the 3k credit card without it taking months, you shouldn’t buy. I just bought and had to pay 3.5k immediately to fix a leaky pipe. You are going to possibly get back in cc debt

Even with first time home buyer loans you will likely need to pay closing costs the day of... I'm closing in 2 weeks and my estimated closing costs are close to 7,000 on a less than 200,000 house. There are a handful of resources but just sometime to be mindful of

Renting might be the cheapest and financially smart decision. Having a home is VERY expensive and it can put you in more debt that you already are. When renting you’d be able to just call someone to come and fix whatever is wrong with your house. Also, that first year your mortgage payment may be lower but then the taxes on your house or homeowners insurance may increase. It happened to us by $800 a month.

As everyone else has said, if a $3,000 expense sets you back, you cannot afford to own a house. We bought a reasonably priced and renovated house so there really wasn’t much to do, but we still spent $1,000 every time we left the house on things to fix it up. Stuff will go wrong and you NEED a fully funded emergency fund

If 3k is stopping you and are going to take you that long to pay off that card… I’m sorry but a mortgage shouldn’t be in your plans RIGHT now. And I say this as someone who bought a house at 25. About 6 months in the water heater leaked. Thankfully the heater was still under warranty but the work out of pocket was $1,200. Termite treatment was definitely needed and that was another $3k not including a hotel that we had to be in for 4 days.

Hey I think you should just keep renting. If you can’t pay off 3k and don’t have an emergency fund. My ac went out at my house and I had to pay 500 up front in emergency repair to get it working again. You wouldn’t need to do that in an apartment

Owning a house is definitely not cheaper. My mortgage and property tax is $600 more than my rent was, plus you are on the hook for all maintenance, yard work, maybe more payments for utilities (I have a sprinkler system so my water bill goes up in summertime), we paid $10k for a fence install, etc etc. I love my house but renting is definitely a great option and chasing homeownership is not all it's cracked up to be!

Do you have 3 months of living expenses saved up and a decent home repair account ready? Just this year we’ve had to do some siding repair and replace our hvac system. Generally you should have 2-3 months worth of mortgage payments saved plus around $10,000 just for “houses are expensive” things.

Reach out to other mortgage lenders and check into programs. I bought my first home through the USDA. That was in the early 2000’s so not sure if that’s still around but definitely worth checking into.
