FYI when you install the replacement tank change the plastic drain valve for a brass full port ball valve with cap a chain, makes flushing really easy. Those factory drain valves are very restrictive

Future reference disconnect your water lines to help with the air flow. It allows the water to drain faster.

Unless the actual tank develops a hole from rust, replacing the parts and maybe using some type of sediment, buster or sediment renter is actually more economical than replacing the whole unit. If the rental units themselves have hard water, you may want to look into a water softener unit.

That water heater actually looks fairly new . I barely just replaced mine from 2002! It was still working and no leaks but I renovated and just replaced it anyways

You need a water softener to take the hardness out, and even if you go with a tankless water heater you still need a softener because the hardness will not give you the life expectancy for the heater.

Best tip for best flushing on any water heater, replace the port on the bottom with a full port ball valve set up so more can be flushed out. Big chunks can't get stuck nearly as easily. Best of luck brother 🙏
