its a real estate game. they get the lease early during pre construction for liken5 years at a low price. then price goes up and they sell the lease for a huge flip.

they make like 3000% ROI on each mattress sold + they are more of a holding company that holds commercial realestate untill they have properties that have gone up in value then they sell the lease to someone else at a much higher margin and just take the difference.
