This is why I've never allowed an estate agent to do viewing of my house. As the owner I want to show the viewer everything. That includes taps working and not dripping. Showing them the boiler and service certificate. Talking to them about the neighbours and the village. Are they parents if so talking to them about the local schools. Yes offering to go in the loft. Even opening cupboards and the things you mention. Then stepping out so the can walk around themselves. No 15 min time limit.

What to check for when checking the boiler like what should you be looking/checking I've not come from a household with central heating so I dont have a clue what to look/check? and check the loft when on the first viewing or if you want a 2nd?
