@thatflippingagent: Some sellers are way overpriced in 2026 and it’s because they’re looking at old data and haven’t accepted the reality of today’s housing market. I spoke with the seller today who wanted to list $100,000-$200,000 above market value. And then got angry with me when I told him that the next-door’s neighbor’s house who sold 2 1/2 years ago is not relevant to pricing strategy today. Genuine question how is it that different from 2 years ago? Interest rates were 7% then and houses still over priced from precovid. Our market has stayed about the same. New builds selling for over 200/sqft, nicer areas 160-170 per sqft, and the other areas around 130-150 per sqft. That was 2 years ago and now. What’s the difference?

Yea people are trying to price anchor to 2024 cause homes were selling for more back then. What makes me mad is when they expect top tier pricing and don’t even renovate the space. Like we aren’t gonna pay 1M for yellow walls and dusty falling apart cabinets

Tell the next one you’ll list it at $650k but the seller has to pay for photos, video, ads etc. if it sells for $650k you’ll reimburse. And no they aren’t hiring their own photographer because they have a Groupon.

When we decided on our realtor to sell she pulled comps and told us what she thought and we listened. She said she was worried because there was a house nearby that sold for way more but we really just wanted it sold and told her she’s the expert. She specializes in our area and we sold very quickly. Not as quick as we would have a year earlier or for as much, but we still sold for more than we thought we’d get. We did originally tell her what we needed to sell for to make it make sense to sell and it was way above that price.

See the issue I have is realtors not even wanting to try. My house was the ONLY within a 25mile radius that was 6Beds 3.5baths 2500sqft. I paid $309k 9m ago. It’s a new build and I put $30k into it. Yes, I got a heck of a deal when I bought it. I just resold last month at $425k (still a deal). I was a FSBO on the market for FOUR DAYS. All my offers are obviously above my asking because many wanted it. I had FOUR realtors that wanted me to list it at base. ALL FOUR that wanted to argue with me about “comparable homes” when there was NONE in my area even remotely comparable.

What makes me mad is when buyers base their opinions on what homes are “worth” based on what the seller bought it for. Build that same exact house today…guarantee it will cost close to the “overpriced” selling price. I just put a pool in for 120k, 8 years ago it would have cost 30-40k. Labor, supplies, importing, everything costs wayyyy more. This is the new reality. Life is expensive, if you can’t afford it or think it’s not worth that then don’t buy it no big deal

Not getting a listing is not the worst thing that can happen. The worst thing you can have happen is you get a listing and it’s way too high, and after paying for photos and putting in the work of open houses, marketing, paying for advertising etc…they refuse to drop the price. I prefer to gently decline and move on and I am surprised that several times they call you once they realize you were right and it’s a year later.

What’s worse is that unfortunately there’s gonna be a realtor who’s gonna try to take on that listing and sell it for $650k and it’s gonna sit on the market for a year+ just for it to sale for lower than what you originally tried to tell him it was worth😭 and in that moment he’s gonna regret not going with you
