It used to be cheaper to live there because everyone had to go to work in person, and being geographically disconnected from the jobs kept the housing demand extremely low. Now people can work remotely + the largest generation in American history is right in the thick of home-buying. Demand WILL eventually decrease as the population contracts, but it might take several decades!

I am in East TN, 30 miles south of Knoxville. Because of the rapid growth of the metro-Knox area, my hometown has grown because people come to work in Knoxville but want to live in a more rural setting. I’m close enough to Oak Ridge (I commuted to there myself for 7 years). This has driven property values up. But we also have A LOT of “transplants.” I don’t like the term but it is what it is. So they work and live in New York, Michigan, California where a 3 bedroom 2 bath house is $500,000, $850,000. They worked until retirement and decide to move to TN. If they have lived in their home for a long time, they have a lot of equity. They may own their home free and clear. When they move to TN, they have the “purchasing power” to either make a significant down payment or potentially even pay full price. This has been happening since at least the mid 1990’s. They start buying up the biggest, nicest houses in town. Developers and realtors see this so they start building and selling more higher end homes and guess what? Homes sales are based on comps (comparable houses in the area). Over time, all of these initially insignificant changes, drive up property values and prices. I am fortunate, I remodeled my grandparents house and have a little over 2 acres.

What makes it questionable is the high interest rates on top of the inflated prices. Not only are the houses over priced, they are somehow buying them with the highest possible payments since the late 70s/early 80s.

I live in Knox County. I used to live in Anderson, Blount and Sevier Counties. I travel to those counties sometimes for school, work or family. I’ve seen how things have expanded. I’m in nursing school. My campus moved us to a larger shared building across town to one of the busiest areas of Knoxville. It used to take me 3-4 minutes to get to school. Now it takes me 25-30 minutes to get to school. That is taking Middlebrooke pike and leaving extra early. The interstate is a gamble. I almost exclusively have to take back roads every where now because of traffic. I’ve lived here my whole 39 almost 40 years of life. I remember when it took 10 minutes to get from downtown to cedar bluff via interstate and no traffic. Now it takes more time, and the interstate has bumper to bumper traffic at 6am to 8pm at night or later. I have to leave my house for work way early. It is a pain making plans to do anything. Houses in my neighborhood are selling way above what they are worth. The county sent us tax increases nearly 80% above what they should be. It’s a hellscape. I own my house free and clear, My cars are paid off, but everything is way too expensive. Trying to get ahead is terrible. A rewind needs to happen, but I don’t think it will.

Based on the traffic in my county, everyone must be retired. The roads are busy all the time. I'm talking about tiny county back roads. Traffic at 10:30am on a Tuesday. Our infrastructure can't handle much more.

I'm across the mountain from ya in WNC. It's the same here, the only reason I can afford to live here, even on what's considered good income for the area, is because I inherited my great grandpa's old house built in the 1950s.

I live in Carter county I bought my house for 22000 in 2018. My electric bill has went up groceries has went up everything has went up and we do not make enough in our area …. I would love to buy but I legit cannot afford it.

I was finally able to buy a home in Maryville TN last year. Im 40 yrs old. This is my first home. Ive worked my entire life most of it as an EMT at University of TN ER before I switched careers to construction remodeling with my husband cause I made way more money. I bought a 700sqft tiny house built 1943 on 1/4 acre. Everything needs gutted and new wiring, new plumbing, new floors, termite damage, and I still paid $180,000 and unfortunately that was a good deal. We are living in the home trying to fix a little as we go but it's so tough living here and doing the construction when I do construction all day at work. My parents don't own their homes bc they filed bankruptcy over medical debt and lost their home. Now they rent and will soon be priced out. They have lived here and worked their who lives as well. It's so sad
