imagine a lower price. It's not complicated.

The renovations you suggest would not only cost half a million dollars, but would take a year, minimum, with Alameda’s permit process, during which time no one would want to be living in the house. Drop the price to $1.7 and see if you can find someone whose true budget is around $2.1 and a year of frustrating, slow work!

2.1 million? Also thank you for sharing all the things wrong with it sounds like at least another 500k of work. Why not take the feedback and fix it yourself

So your recommendation is someone spend a million plus on renovations and get a solid return on investment?

I just gutted my upstairs kitchenette, and it was expensive to do. My main kitchen cost a lot too. I can only imagine what these renovations would cost. I think the only way to move this house is to lower the price, personally, I would not want to pay that much for a house that's in between two large apartment buildings.
