@samfasterfreedom: Are we ok with negative cash flow Because we’re really sick, goes up and value, some of those pigs on the mortgage and you get tax savings I look at it like putting $50 into an investment every month that gives you massive returns
Respectfully, too much capital held up between DP/closing costs/reno to negative cash flow. 99% of investors need the cash flow as well. I buy where I can build in equity, and cash flow a minimum of $400 per month. Always

I don’t agree. For most small investors, they are not a real estate professional and can’t deduct those passive depreciation numbers from active income. There are too many areas with positive cash flow and appreciation

No way , there’s too many other assets that do actually cashflow to be buying wrong and speculating on uncontrollable variables! If it doesn’t make dollars it doesn’t make sense
