Where on earth is this in Kent?? 290k for an auction property is CRIMINAL. I live in Kent in a 2 bed semi, no damp minimal work needed and potential for a driveway for 205k

anything to do with damp is expensive and if it’s cheaper or more within budget chances are it’s not being done properly! Damp is very difficult and expensive to get rid of and it can be a continuous problem

290k is def overpriced for an auction property in twells! I own a 2 bed flat that needed no work with similar floor space to that house about 5 mins down the road from the one you viewed and we paid significantly less, also I bought my first home at 23 so feel free to pm me for any advice, especially when buying in Kent! :)

I used to live on this road and the houses are so problematic, the damp was terrible in ours and the house kept dropping. Our landlord was terrible and ignored our issues so not sure if it’s all of them though!

if your looking in the area try southborough or tonbridge the property value is a lot cheaper round there and if your in southbrough your relatively close to high brooms station

You can get a 3 bedroom terraced in Hampshire for 250-325k! This is quite expensive for an auction property, and there are usually buyer related fees with auction purchases too!

Go 30 mins east from there and you'll get that for 200k - still on commuter lines so not too far from London

so many places are "45 mins outside London" that it doesn't really mean anything. more context will tell you more if this is actually worth the price. whatever the area it seems massively overpriced for the condition.
