That line needs to be clear in your agreement from jump. ✔ Report everything in writing — text or email your landlord the moment something needs attention. Never verbally. You need a paper trail. ✔ Keep a small repair fund — set a few hundred dollars aside for quick minor fixes you can handle yourself. A clogged drain should not become a landlord phone call. ✔ Document with photos — before and after every repair. Every time. This protects you at move-out. ✔ Participants report to you — you handle it — it should be in your house rules. They do not fix anything on their own. They report it to you and you manage it. Your goal is to be the easiest operator your landlord has ever worked with.
