Sadly that isn’t how it works. He has a right to your house despite you paying all the bills by simply working on it for you. He has what’s called benefit of interest. Legal world he can hold up a sale until a percentage payout is agreed.

you can have him sign a deed in trust showing he acknowledges the house is yours and has no claim to it, and then set up a cheap tenancy agreement to cover bills etc.

Girl please PLEASE get a legal agreement in place. That is the only way to protect yourself assets. In the same way that people get a prenup you should get something that says if you breakup he has no right to the house. Like he can’t claim squatters rights if you breakup and he can’t claim part of the house. Get a lawyer and protect yourself. You can trust him 100% but things happen. If neither of you want to breakup then signing it on paper shouldn’t be an issue for him
