If he isn’t paying mortgage he should be paying 100% of the bills - thats still less than your mortgage

Sadly that isn’t how it works. He has a right to your house despite you paying all the bills by simply working on it for you. He has what’s called benefit of interest. Legal world he can hold up a sale until a percentage payout is agreed.

doesnt work like that unfortunately, as soon as he has any type of bill or letter to the house if he wanted to he can claim half if anything happens

After cohabiting for 6 months he would legally be entitled to half of everything unless you have a cohabitation agreement in place

you can have him sign a deed in trust showing he acknowledges the house is yours and has no claim to it, and then set up a cheap tenancy agreement to cover bills etc.

Girl he can still have a claim on the house if he’s even just paid towards bills unless there’s a formal legal agreement in place. Just because the mortgage comes out of your bank it means nothing x

He would pay rent living anywhere else, I would still expect some contribution towards the mortgage

As a lawyer, I fully support this! And do NOT allow him to contribute with any upgrades related to the house!

Girl please PLEASE get a legal agreement in place. That is the only way to protect yourself assets. In the same way that people get a prenup you should get something that says if you breakup he has no right to the house. Like he can’t claim squatters rights if you breakup and he can’t claim part of the house. Get a lawyer and protect yourself. You can trust him 100% but things happen. If neither of you want to breakup then signing it on paper shouldn’t be an issue for him

So he does have a claim to the house based on him paying the bills … you’re better with a legal contract

Beneficial interest is a real thing, even by supporting with bills would create that effect
