You talk about trade accounts having 30 day-limits for settling invoices, which should allow time for the works to be finished before the trades are paid by the client. What happens on the odd occasion where the works take longer than 30 days? Would you suggest clients pay back the cost of the materials once they are delivered/checked? We also live in Edi (and I’ve worked in property for a number of years), and your videos are incredibly informative, so thank you for taking the time to make them.

Stay to architecture. Ur not a contractor, you’re on the client side, when there is no form of proof that they well be able to pay the construction. Or proof that client deserves the loan, without the deposit. Just how the way the construction business works, for new residential and development loans. If you don’t put a deposit, or any payments, the contractor will stall the project until they receive the payment.
