I wouldn't even think about an attic conversion until everything else is finished. It might not even be worth it, depending on the ceiling price for houses in your area.

This is a pretty normal point to be at in a remodel. I’ve seen a few and there is always a point where people have to live in it and make the best of it and do it a little as they go. It’s also normal to experience burn out and creativity/decision fatigue. You’re doing great. Don’t quit girl. This will resell well when you’re ready to move on. Don’t even doubt that.

Think you just needed to prioritise what you spend your money on - £30k can go a long way if you spend the money on stuff that will add value, but spending on some more decor features you might not see a return x

You have done well and added value. Finish the projects you have on the go. I wouldn’t take on a loft conversion let the next owner take that on. Sort out the damp in the utility room that would be money better spent. IMO

Have a look on rightmove for ones in the area similar anything over 180-190 your breaking even ideally you are wanting 200k+ at minimum or you’ll definitely be at a loss
