Seems like a great bill. The idea that suburban sprawled neighborhoods have any kind of character with its restrictive SFH zoning that also likely bans any commercial developments is almost funny to me, and traffic problems will exist and grow whether development occurs or not just simply due to population growth. The push back against providing more density and affordable housing comes from a fear that a home owners home value (ie, suburban home owners’ retirement fund) will decrease as a result of providing more homes for people, and is a mostly selfish concern that ignores the needs of many other people

The HB5626 is meant for sites within 1/2 miles of public transit & 1/8 miles from a Public Bus Stop of a bus that comes every 30 minutes. So it’s not widespread. It’s targeted to TOD sites thus the reduction of parking also

Zoning is dumb and we need more housing. It’s just used as an excuse for artificial scarcity and socioeconomic segregation. We need more housing and disrupting the “character” of a suburb is a dumb reason not to do so.

Villages do not want that because only connected builders with village mayor can build what they want, and if the mayor does not want someone, nothing will get approved. Mayors get $$ from builders for reelection compaigs and that is called “Pay for Play” Illinois style
