This is what happens when you repeatedly decide to kick repairs down the road to keep fees low and amenities high.

Board members should have built this expense into the budget every year. if they didnt, it could be considered a breach of their fiduciary duty. I am not familiar with Florida condo laws, so all owners should consult w/a lawyer.

The repairs that they are asking for are usually not really required and this whole 40 year inspection thing has been a boondoggle

I have been trying for years to get the board to approve a reserve fund, now next year it will be mandatory. Instead of maintaining and make the proper repairs and replacements, they took the cheap way out.

Those buildings which were not pictured in the video or notorious for putting off repairs and those were built is super luxury long ago with huge windows, huge balconies that are all expensive to fix. I remember a hurricane took out the entire side of glass off the building that would’ve been the time to retrofit and repair.!!

that's horrifying because with $175,000 assessment it's not like you could sell the condo and go move somewhere else that assessment is getting deducted from the sales price. What have they been doing with the HOA money?

Sounds like escrow was not being kept up to date. Probably most of the already high maintenance fee was going to pay for amenities.

Why not pay that split up by 40 years? It’s like $4375 a year which is more affordable
