Community repair write offs: neighbors can request projects (shared property or individual home properties) and be put on a schedule for members to volunteer for. If you put in labor towards a community improvement project, you can log your hours for discounts on your dues.

You should do a bee of the month/season to support local pollinators. Whichever house has the best looking flowers that also supports local pollinators, gets a bee sign/decoration for their yard. Yay bees!

Just a small recommendation, take a small percentage of the unused dues and start a rainy day fund so if something goes wrong in the common area you have a savings to fix it without having to ask the community for more. be transparent with the fund, always get 2 quotes to fix anything with the fund. Publish the quotes.

Create a volunteer day each month to go to one of the houses, maybe an elderly homeowner or a vacant property, or let residents submit work they need help with. Then go there and help with their project and BBQ afterwards. Call it Community Building and Repair!

yes I've been a property manager for 20 + years and im telling you that this is what a HOA should be about. not just raking in money and berating people in the neighborhood. but bring a community and using the HOA funds to benefit the residents is EXACTLY what the money should be used for. have people apply for assistance in fixing whatever is wrong (fence, paint yard, etc..) and use those funds to assist (but not completely pay for) the residents is a wonderful idea. July BBQs,back to school party's, Christmas parties, these are all wonderful ideas. im with your Jeremiah!
