Trump: January 2017 to January 2021 Biden: January 2021 to January 2025 Both lines start at 0% in Month 1 and track cumulative home price growth through Month 49. Final result: Biden: +37% Trump: +28% The easy version is to turn this into another Trump vs. Biden fight. That is the least useful takeaway. The real issue is that home prices rising 28% to 37% in a single presidential term is absurd either way. Most wages did not keep up with that. First-time buyers got crushed. Renters got squeezed. People with assets got richer. People trying to enter the market got pushed further away. This is bigger than one president. It is zoning, supply shortages, interest rates, investor demand, construction costs, monetary policy, local restrictions, and a housing system that increasingly rewards ownership while punishing everyone trying to get in. At some point, the better question is not “which politician do we blame?” It is whether the system is actually working for normal people at all. Trump increased prices by more, biden increased prices by 37% if you use 100 as a nice easy number, 1.37x100 is 137. But then trump increased those prices on top of biden because thats how chronology works. So the baseline after biden of 137x 1.28=175.36 and if you then subtract 137 from 175.36 you get 38.36 which is more than the 37 increase from biden
