been living in a condo unit for quite sometime now, nabili namen noong pandemic, ok nman kasi peaceful at maganda amenities downside is need mo pera sa pang bayad ng monthly dues na halos katumbas na ng isang rent. mas ok bumili kayo ng lupa at magpatayo kayo ng sarili nyong house masusunod pa layout na gusto nyo.

This is why I choose to rent a condo kesa mag own ng condo kahit may pambili naman. And renting is so much flexible kase I can move out if gusto ko mag lipat ng place after a year.

for someone renting sa condo and pinag iisipan kumuha ng rent to own this is the things na pumipigil sakin, first mabilis ako maumay sa environment lol😆(dito pa lang mas pipiliin ko na lang magrent) second i matagal mo ma ROI ang unit especially if time to time u want to change/renovate something (unli if ur renting after the contract you can look for new condo na pasado na sa taste mo na naman

Yes, tama ganyan nga kadami lahat ng babayaran pag bumili ka ng condo. Kahit na mukang mas maganda ang mag Rent nalang.. mas okay parin pag sarili mo.. coming from someone na NPA mula bata at never nagkaron ng family house puro rent for over 30 years.. sayang ang pera na pinapanbayad. sa 30yrs na yun kung bumili na kami ng property noon pa man e bayad na sana ngayon.

Real Estate agent here. I respect your opinion & insights pero magiging hidden charges lang yan if hindi nadisclose ng agent lahat ng expectations gastos while negotiating the deal. Now, you mentioned regarding the ads, may downpayment na ganitong amount. Hmmm, I disagree jan, hindi naman din siguro dapat ilagay muna sa poster yung amortization kasi hindi lahat ng clients alam meaning ng amort or san mapupunta unless discuss diba. I hope you get my point. Kaya nga may meeting & negotiating in person or online with the clients. Now, mothly downpayment is only for years hanggat mafullypaid, amortization is lifetime if habang buhay kana nakatira sa condo mo. Ang dami kasing gumagamit niyan, na may mga hidden charges daw. And I don't blame the clients if may experienced na silang hindi maganda sa mga previous agent. Again, these are all hidden if hindi nadisclose lahat ng agent.

Working in real estate made me realize Im not for owning condo. What do you mean andami mo palang binabayaran? Hahahaha tapos ndi pa ako makapag garden. Some properties also doesnt allow pets. Pag minalas ka pa manipis lang yung division bawat units. Also bawal na mag ingay live videoke by certain time so ndi ka makaisturbo ng ibang tenants.

Yung amin naman, I researched talaga about getting a condo. Now, we decided mag get nang 2 units, yes, I know malaki talaga but I was planning on doing something about it. 1 is titirhan namin ang second one is ipapa Airbnb. Yes, the location is good, we're in Cebu and malapit siya sa CCLEX at sa bagong Arena sa seaside. I'm planning on making it unique and offer unique deals sa short term renters para kahit papano yung ma iincome dun, idadagdag namin sa monthly amort for both property. My husband and I have a permanent job, so while ganun at least may nakukuha kami pang bayad instead of kuhanin sa main income namin. I know it will work, God help us. 🙏

If you’re going to buy a condo as a liability, then it has to depend sa salary mo. Kahit saan naman, lagi kang gagastos talaga. Pero if you’re gonna buy for leasing/passive income, then I would say na it’s a good investment.

almost 2 years na akong nagbabayad ng 39k monthly, di pa na tuturn over. Dami pang need gastusin for air bnb, renovation, other fees para makalipat. Then i think more than 5m need i loan para sa monthly ammort after ko ma pay ang 20% huhu nakakaba
