Definitely speak to a mortgage adviser. Your bank will only have access to their deals, which is a handful, unlike the thousands a mortgage adviser has access too! Could save yourself so much money by not using your bank. Plus you might not fit your banks criteria due to affordability, debt or circumstances and a mortgage adviser would know exactly who would accept you

so much incorrect information in this...not all first time buyers can get a mortgage with a 5% deposit why would you only use 1 LISA when you can have 1 each? What happens if you split prior to buying? mortgage advisers in banks are free because theyre employed and yes you dont pay a fee for them to do your mortgage BUT how much more is your mortgage compared to the cheapest deal available? in most cases its mote than the broker fee. absolutely agree to shop around for solicitor costs 😊 Not all chain free purchases are quicker and definetly not if its a probate case!

Speak with a mortgage broker. I paid no product fee nor any fee to him and got a better rate than going to the bank direct. Banks will not advise you that you can get a better rate elsewhere.

mortgage adviser here: there's absolutely nothing wrong with going direct to a lender for your mortgage needs but advisers have a lot more scope to look around and tailor advice for clients. some charge, some don't, we also hold your hand from start to finish 🥰
