It annoys me so much when people complain about landlords. They have no idea the random expenses of owning a home. I didn’t even know about garage door springs before I bought my house. That was the first random thing expense. Since then I’ve replaced the garage door $1,500, roof $25K, annual tree trimming that is about $800, irrigation repairs, main water pipe $4k flooring $20k, new air conditioner $8K, repair heater, blinds $5K, plus many other random household fixes. Next major expense will be windows.

Houses are money pits for retirees who have no income. All you have is 'drywall' equity. Sell the house, put 70% of the proceeds in VOO. You'll be far better off financially, even with paying rent. Your VOO investment will Dwarf a property asset!
