the problem i noticed is that the diffential between the ugly house and the nice house next door is not that much. if the ugly house is R200k or even R400k less than the one with modern finishes, and I need to spend R600k to R1mil to fix it, it's not worth it.
my first house was the ugly house. we spent R600k extending and renovating it. 6 years later, we are struggling to get back what we put in.
