I work in title insurance and have for decades. I know, I wonder all the time how some get a mortgage for a million dollars with a PR card only, no credit for at least two years but these mortgages go through. now with the basement apartments we have a generic exception on ALL owner policies that if we are not advised then you are not covered because the lawyers need to do 3 searches and 95% of the time they dont because it costs money.

well in today’s economy alot of people can afford to pay the monthly mortgage seeing its the same as paying rent. but wha people are not able to afford is getting approved for a mortgage so there really is no other option. i am currently paying $3600 rent yet i am not able to find the mortgage test unless i want a 800sq ft condo so if i can afford rent why cant i get approved for a mortgage. make that make sense.
