How on earth does any government have the right to tell me how I use something I own?

What if you booked and paid for the period you want to use it yourself? It would essentially just cost you the booking/agent fees…

Fair enough. Why should they get full tax advantages if they don't use it as a full short term rental property?

It’s called a holiday house for a reason! In other words when I’m off work during Xmas season and want to enjoy a break with my family, I can no longer go and stay at our holiday house but instead rent a property elsewhere 😳

We have a high percentage of empty houses where we live because they’re all holiday rentals. This will free up those houses for people to live.

I'm not in this category but I can imagine, say they want it for themselves, they have it available for rent, but at a price no-one will reasonably pay. and so they stay there themselves, set it on the app that it's not 'instant book' available, and just decline any requests (although you wouldn't say no if you found peeps willing to pay the $$$$ you listed it at)

People will adjust… Not that bad… You make more money during peak holiday period

I was of the understanding you had to prorata the personal use period and that potion not deductible?
If the property is listed with a rental host 100% of the time 12 months of the year and I use it two or three times a year for a week or two outside peak periods, are all the expenses 100% deductible?

Not a problem if you are keeping good books, its just a pro rata basis on number of days available to rent.

People use Airbnb holidays homes for Xmas and new years all the time! And then claim deductibles

I love how the government can change the rules anytime they want for their benefit for assets that some people have saved or invested their entire life savings for. This is enough reason to deter investors, great investment today, but not when it comes time to sell.

In my south coast town local docs tradies and other workers we need have struggled to find permanent rentals. In my street alone too many houses sit empty most of the year. So this will benefit my community.

So if you have a st rental and it's available for 100% it will be fine.
