@investwithqueenie: How much it costs to hold an investment property 🏡💸 We bought an apartment in 2020 to live in ourselves, then turned it into an investment property when we upgraded to a bigger home. The interesting thing is the rent has covered more and more of the costs over time! So while it still costs us money to hold, the gap has become much smaller over time. That said, I still personally prefer investing in ETFs. They’re easier to buy, easier to manage, and I don’t have to worry about tenants, maintenance or strata. But if you can’t afford your dream home straight away, I do think buying a starter home and upgrading later can be a smart strategy. The only reason why property can appear to outperform shares and ETFs is because of the leverage. If one was to level the playing field and compare a leveraged share portfolio against a leveraged property, the leveraged share portfolio would outperform property.
