Everybody sees land-home deals and thinks, “Well, I guess I need to buy the land, buy the home, get licensed, manage the setup, deal with the buyer, and carry all the risk.” No. That’s one path. It’s not the only path. There are really three ways to play this model. The first path is the Dealer Path This is for the person who can become licensed, or who can legally operate as the dealer or home seller in their state. That path gives you the most control. You control the home. You control the buyer process. You control the pricing. You control more of the profit. But with that control comes more responsibility. You have to know your state rules. The third path is the Deal-Finder Path And this is probably the best on-ramp for a lot of people. This is for the person who is newer, underfunded, or just not ready to manage the full project yet. Your job is not to run the whole deal. Your job is to find land-home opportunities. Check the land. Check the zoning. Check restrictions. Check access. Check utilities. Verify the key pieces. Package the opportunity. Then bring it to somebody who can execute. That could be a dealer. That could be an investor. That could be a builder. That could be someone already doing these projects. The model stays the same. Land plus home plus buyer. But the path depends on your situation. Your capital. Your licensing options. Your experience. Your risk tolerance. So don’t look at this business and think, “I can’t do that because I’m not licensed,” or “I can’t do that because I don’t have enough money yet.” You may not be ready for the Dealer Path.
