And another person replied: “Why not just offer $30,000 less now?” Honestly? I agree. If you think the house is overpriced but you still LOVE the house… Why are you waiting? Offer what you think it is worth. The worst thing that happens is: The seller says no. The seller counters. Or you cannot get the deal together. That is it. Not very long ago I had buyers who absolutely loved a house downtown. But we all agreed it was overpriced. The house had already dropped once. And I told them exactly this: Offer what you think it is worth now before everybody else notices the price drops too. Because here is what happens every single time a house drops price: More buyers suddenly become interested. That is literally the entire point of a price reduction. To create fresh attention and fresh activity. And sometimes buyers wait TOO long thinking they are being strategic… Then suddenly the house gets another reduction and now there are three or four offers competing for it. That is exactly what happened to my buyers. And they lost the house. So buyers, listen carefully: If a house has been sitting awhile and your agent has pulled comps and you KNOW it is overpriced… Write the offer. Do not negotiate against yourself in your own head before even trying. You might be the only offer sitting on the table. And if they say no today? You can always offer again later after another price reduction. Have you ever offered WAY under asking price on a house? I’m about to low ball big time on a house that has been on the market for 2 years that needs $300k in repairs and $150k of that is for exterior repair from 23 years of deferred maintenance. They want $434k and it’s sat for 2 years and it’s only worth $320k 😭 ..and I don’t want to pay over $340k for it bcz of how much it will take to stabilize

What we kept running into was overpriced houses - but they overpaid during the housing boom back around 2022. We would put an offer in, they'd counter and refuse to go lower - we would walk - houses are still there and MAYBE have done a 4k price drop.

We did that. They said no. We walked. They sold for 5k over our offer six or more months later. We would have gone up 5k

Got ours for $175k under asking. Don’t want to encourage people to waste each other’s time, but if there’s a legit reason to offer less… take the moonshot. Ours needed a roof, HVAC, foundation fixes, new water heaters, etc.

Sorry, Im still puzzling on how a $800k house built 4 years ago is worth $1.1 million 4 years later. $30k is a spit in the wind.

I saw ahouse overpriced needed roof windows and sump broke she relisted it from 270,000 to 325,000 because people were looking.

Absolutely would offer $30k less and have. Ended up getting the house for $25k less so it worked out.
