Personally I became really successful when I stopped forcing my client to list at my price. I am always honest with my client on what's my opinion, but make him understand that if I don't sell their house, I'm going to sell another one at the end of the day so my suggestion is not for myself. it's for them. Most clients choose their agent because they like them, and obviously they're always going to like more. the guy that tell us that the house is worth more. Most clients think that visibility will generate visit requests, and eventually, if the house is too expensive, they'll receive aggressive offers and be able to negotiate. They also think that if they don't have visit requests, it's because they're not visible, which is false. We all know as professionals that visibility has almost nothing to do with the ability to generate requests. But the best way to learn is to fail. And once they are under contract it's just easier to keep going with the guy that they already like even though he didn't get the promised result. I could make a whole Tik Tok about that
