Let’s also say that immigrants are usually not in the position of purchasing a house for many many years after their arrival and that are also at the bottom of the list for renting when their visa is not permanent yet.

In the last 3 financial years, Australia built roughly 500k-570k new homes… while net overseas migration added 1.29 million people 😬 Housing supply is getting absolutely smoked by population growth. No wonder rents and prices are wild.

You are forgetting the biggest issue…supply and demand. We simply do not have enough houses to keep up with the demand. People are coming in quicker than houses can be built and this is irrelevant if price.

We love Australia because once upon a time WE COULD afford single house dwellings in the city or near by. Not everyone wants to live in a dog box and I can guarantee the majority want a house. Your reasoning is sound but let’s not pretend that mass migration isn’t also an issue.

Don’t forget Air Bnbs! We have something like 250,000 Air Bnbs in Australia for short term rentals for tourists. I rent and over the last 20 years found it hard to rent 10 years ago when all the long term rentals turned into Air Bnbs. We have around 900 air bnbs where I live in my small town in SW WA. And there’s so many locals here that can’t find a long term rental because of it. And many people are building to turn their place into an Air Bnb. I know people with 3 or 4 Air Bnb’s.
