Most estate agents over value properties just to get a mandate. They then don’t even work on the property. They called “Collectors” A really good estate agent values a property at the correct market related price and will walk away from a property if the Seller refuses to listen to the truth. Over pricing is the worst disservice one can do to a seller

It is a crazy industry I recently sold my house. The first estate agent I spoke to was actually visiting my neighbor two houses down for a property evaluation. While she was there I asked her to do mine as well. The 4 other agents I called came to do their evaluation and I never heard from them again. The first agent brought one person 3 months in to view my house and luckily she fell in love and she bought it. But I was the one doing most the follow ups. It felt like they couldn't be bothered. I also have never heard of an industry with so much team building days and golf days and seminars in my life. Whenever i phoned any of them they were out doing something. My ex-neighbor says nobody is coming to view his house and he keeps following up with agents. He has every agent in our area to list his property and its been over a year and he's even lowered his price.

I've "price counseled" our neighbour's for easily the last 2 years, eventually at almost 30% under what he started at, we listed and sold in 10 days... people see the 10 days. not the 2 years of conversations, researching etc etc etc. you got to be on top of every property
